Landvoyant | Terrain Intelligence

Architectural Terrain Intelligence

Where land records meet 3D reality.

We build interactive 3D models you can open on any phone or computer to explore the true slope and walk the building site.

  • Airborne laser scans
  • Registered lot lines
  • No drone flights
Watch the boundaries and contours build into 3D.

Before the showing

  • Is the ground level?
  • Where does the house sit?
  • Can you see the water?

Photos cannot show the true slope, but sharing this link lets buyers explore the ground and decide from home.

How a model is built

Your land was already laser-scanned from the air.

The ground data is on file. Hover over the model to see each layer.Tap the model to see each layer.

  1. 04

    Lot lines and corners

We align the registered boundary to its corner points.

  2. 03

    The aerial photo

Aerial photos show the land as it appears today on measured ground.

  3. 02

    Contours

Elevation contours reveal every slope and bench at true scale.

  4. 01

    Airborne laser scans

Airborne lasers map the bare earth beneath the trees.

See a model

Other maps show you the land. Landvoyant shows you what it becomes.

Stand where the house would go

See the water, the islands and the trees from the building site.

Know the slope before you drive

Glide downhill and see how the land drops toward the water.

Walk the pool deck

Step inside a sample home, out onto its pool deck, then orbit the hillside.

Sample homes at true scale

See where a home fits and check the actual view.

A listing link buyers open

The whole property, the bay and sample homes for scale.

Drive the access road

Follow the road at eye level across measured ground.

Tilt it to read the slope

Tilting the view reveals the steep grades that flat maps hide.

Standards & methodology

How every model is made.

The data foundation
Every model is generated directly from airborne laser scans and registered property records. The terrain reflects true bare-earth elevations beneath the tree canopy, without requiring drone flights or site visits.
Data verification
We verify the airborne data density for your specific parcel before quoting. If a property does not meet our imaging or elevation standards, we tell you up front.
Spatial purpose
Landvoyant models are built for visual understanding, topography assessment and remote evaluation. For legal boundary marking and pin placement, always consult a licensed land surveyor.
Architectural concepts
Sample homes and access routes are placed at true scale to show the natural contours and potential of the site.
